  • Overview

    The Maintenance Technician will perform maintenance and repair activities on mechanical, electrical and plumbing systems and equipment and perform troubleshooting tasks in addition to carpentry, locksmithing and painting. 


    Maintain the physical asset of the property as directed by the Service Manager with a focus on those tasks that will require advanced skills and knowledge of apartment maintenance:

    • Responsible for the completion of all maintenance service requests as assigned by Assistant Service Manager and Service Manager.
    • Respond quickly to deficiencies found in preventative maintenance inspections.
    • Work closely with Maintenance Technicians to complete the “Preventative Maintenance Program.”
    • Daily operation and maintenance of all working elements of the property including specialized lighting system, water feature, irrigation, plumbing, electrical, small trash chute and compactor, elevators, gates and doors, stairs, signage, and garbage collection areas. 

    Deliver excellent customer service:

    • Respond to all maintenance requests within 24 hours.
    • Ensure effective and timely follow up with residents, vendors and property management team on all maintenance services provided.
    • Respond to all on-call emergencies in a timely fashion.
    • Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees especially in stressful situations. 

    Be an effective team player:

    • Communicate effectively with team members and management to resolve resident and facilities issues.
    • Alert the Assistant Service Manager of any unusual incidents that have taken place or may occur.  

    Adhere to and stay current on all applicable building codes, safety standards and fair housing laws:

    • Attend annual safety training.
    • Assure safety standards comply with all company, local, City, State and Federal guidelines.
    • Monitor and maintain all building systems as assigned.Responds to alarms and incidents of any nature, provides assistance when needed, and identifies recurring issues for follow up and correction
    • Follow established company policies and those outlined in the Operations Manual.

    Technical Experience:

    • Ability to troubleshoot HVAC equipment
    • Working knowledge of plumbing fixtures and systems
    • Working knowledge of basic electrical circuitry
    • Ability to troubleshoot and repair residential appliances
    • Ability to troubleshoot, repair heat pumps and refrigeration equipment
    • Ability to copy keys
    • General capability with the operation of a PC and mobile communication devices, including Internet browsers and email
    • Apartment make ready experience


    Education, Certificates, Licenses and Registrations:

    • High School Diploma or General Equivalency Diploma (GED) is required
    • Minimum of 2-5 years’ experience as a Maintenance Technician preferably in the Residential Property Management industry
    • Experience with high rise systems is preferred
    • HVAC, CFC certification is preferred
    • Plumbing and Electrical Certification is preferred 

    Other Skills/Requirements:

    • Good organizational skills
    • Excellent oral and written English communication skills, able to effectively articulate instructions and directions to others
    • Apartment make ready experience
    • Ability to work effectively in a team environment with a moderate amount of social interaction and adapt to different work environments
    • Attention to detail
    • Must carry a cell phone as required for on-call maintenance
    • Must be reliable, punctual, dependable with excellent attendance, and have schedule flexibility to respond to callbacks and work overtime as required to meet business needs

    While performing the duties of this job, the employee is subject to extremes of temperature while working in mechanical rooms or with outdoors.  The employee is regularly exposed to wet or humid conditions (non-weather), work near moving mechanical parts, high voltage electricity with risk of electrical shock. The employee is occasionally exposed to work in high precarious places, fumes or airborne particles, toxic or caustic chemicals, and extremes of outdoor weather conditions and temperatures. The noise level in the work environment is usually moderate and occasionally requires the use of hearing protection equipment.
